HIGHLIGHTS OF OUR DESIGN PHASE SERVICES:

PRELIMINARY EVALUATION

  • understand and evaluate the project goals of the Owner and Architect in terms of program, budget, quality, schedule and intangible requirements

CONSULTATION

  • schedule and attend regular meetings with the Owner, Architects and Consultants

  • consult with the Owner and Architect regarding site use and improvements and the selection of materials, building systems and equipment

  • review construction feasibility; procurement issues and factors related to construction cost, including estimates of alternative designs or materials

SCHEDULE CONTROL

  • prepare, and periodically update, an overall development schedule with input from the Architect (Urban Edge will coordinate and integrate the schedule with the services and activities of the Owner & Architect & approval process).  Include milestone dates for Guaranteed Maximum Price proposal, shop drawings and samples, long-lead-time procurement items, Owner's occupancy requirements, and proposed date of Substantial Completion

PHASED CONSTRUCTION

  • make recommendations to the Owner and Architect regarding the phased issuance of Drawings and Specifications to facilitate phased construction of the Work

QUALITY CONTROL

  • plan review checklist at 50% and 90% documents to ensure overall goals for quality, budget, performance aesthetics are met

  • involve key subs to suggest best methods and specifications

COST CONTROL

  • prepare preliminary cost estimate utilizing conceptual estimating techniques

  • as Design progresses, prepare more detailed estimates with supporting data

  • update and refine this estimate at appropriate intervals--often as is needed

SUBCONTRACTOR AND PROCUREMENT STRATEGY

  • develop subcontracting strategy and procurement plan for both qualifications and price based subcontractor selection and achieve goals for supporting M/WBE firms

  • develop subcontractor interest in the Project and share list with team

  • recommend a schedule for procurement of long-lead-time items

ADMINISTRATION SYSTEMS

  • review construction administration processes with Owner and Architect to make sure all expectations are met before construction starts
